How we calculate the instalment
Annuity instalment: R = P × r × (1+r)^n / ((1+r)^n − 1), where P is the principal, r = annual rate/12, n = number of months.
Example: PLN 300,000, 7%, 25 years
For PLN 300,000 at 7% over 25 years the monthly payment is about PLN 2,120. Total repayment is about PLN 636,000 — of which PLN 336,000 is interest.

How do I calculate a mortgage payment?
Annuity formula: R = P × r × (1+r)^n / ((1+r)^n − 1), where P is the principal, r the monthly rate, n the number of months.
What is the difference between interest rate and APR?
The interest rate covers only the capital cost; APR includes fees and insurance — it is a fuller measure of the total cost.
Equal vs decreasing instalments — which is better?
Equal (annuity) instalments are fixed; decreasing instalments start higher but cost less in total.
How much can I borrow?

What is LTV?
Loan-to-Value — the ratio of the loan to the property value. Banks typically require a 10–20% deposit.

How does WIBOR/WIRON affect the payment?
Variable rate = reference rate + bank margin. When rates rise, the instalment increases.
How does a 1% rate rise affect the payment?
On PLN 300k over 25 years, a 1% rise adds about PLN 120–150 per month.
Does the calculator include insurance?
No — it calculates the capital-and-interest instalment only. Insurance and fees affect APR.
