How much rent can you afford? The 30% rule says housing should take no more than 30% of your net income. The calculator also accounts for other fixed obligations, estimates total housing cost (rent plus utilities), works out the required deposit and shows how much is left after paying rent.
The calculator computes: 1. Max rent = net income x ratio / 100. 2. Total monthly cost = max rent + estimated utilities (400 zl/month). 3. Deposit = max rent x number of deposit months. 4. Free after costs = income - other fixed costs - total housing cost. 5. Percentage spent = total housing cost / net income x 100.
Net income 6,000 zl. Other fixed costs (loan instalments, subscriptions) 800 zl. Ratio 30%. Max rent = 6,000 x 30% = 1,800 zl. Total housing cost (rent + utilities 400 zl) = 2,200 zl. Deposit (3 months) = 5,400 zl. Free after all costs: 6,000 - 800 - 2,200 = 3,000 zl.
The common 30% rule says rent and housing costs should not exceed 30% of net income. Financial advisors often recommend a 25-30% limit to keep a buffer for savings.
Total rental cost = rent + utilities (electricity, gas, water, internet) + building service charge. The calculator estimates utilities at 400 zl/month — in reality this depends on flat size and location.
A standard deposit is 1-3 months of rent. The Civil Code does not cap the amount, but in practice it rarely exceeds 3 months. The deposit is returned at the end of the tenancy, less any damage.
In 2026 rents in large cities are stabilising. Average rent for a studio: Warsaw 2,800-3,500 zl, Krakow 2,200-2,800 zl, Wroclaw 2,000-2,600 zl. The market remains a landlord market.
Landlords usually require an ID card, proof of income or an employment contract, a bank statement (last 3 months) and references from a previous landlord.
It depends on your situation. Renting gives flexibility and needs no down payment but can cost more monthly. Buying builds equity but requires at least a 10-20% down payment and ties you down for years.
It is the share of net income put toward rent (30% by default). You can adjust it: up to 35-40% on high incomes, 25% recommended on lower ones. The calculator shows the amount matching the chosen percentage.
Check: (1) rent + utilities < 30% of net income, (2) rent + utilities + other costs < 50% of income, (3) you have savings for the deposit (2-3 months of rent) and the move.
Yes — negotiation is common, especially for longer leases or vacant flats. It is also worth negotiating to include utilities in the rent or to have repairs done before moving in.
Results are indicative, based on estimated utilities of 400 zl/month. Actual costs depend on location and standard. Before deciding to rent, discuss your budget with a financial advisor.
