Sum Insured Calculator — Property and Contents

Choose a calculation mode: 'Property' (flat or house) or 'Contents' (movable belongings). For property, enter the floor area and finish standard — the calculator returns a recommended sum insured based on indicative 2026 rebuild costs. For contents, enter the value of each category and the calculator will suggest an appropriate policy sum.

How the calculator works

Property mode: sum insured = floor area (m²) × rebuild cost per m². Indicative 2026 rates: flat standard PLN 4,000/m², elevated PLN 6,000/m², premium PLN 9,000/m²; house standard PLN 4,500/m², elevated PLN 7,000/m², premium PLN 11,000/m². Minimum recommended sum = calculated sum × 80%. Contents mode: total = electronics + furniture + clothing + other; recommended policy sum = total × 110% (10% buffer).

Example: 60 m² flat, standard finish

For a 60 m² flat with a standard finish (rebuild cost PLN 4,000/m²): recommended sum insured is PLN 240,000. The minimum sum (80%) is PLN 192,000 — below that threshold an insurer may apply the proportionality rule and reduce any claim payout. For contents worth PLN 50,000 in total (electronics PLN 15,000, furniture PLN 20,000, clothing PLN 5,000, other PLN 10,000) the recommended policy sum is PLN 55,000 (with a 10% buffer).

Frequently asked questions

What is the sum insured?

The sum insured is the maximum amount an insurer can pay out in the event of a claim. It should reflect the value of the insured property — an understated sum leads to under-insurance and proportional reduction of any claim payout.

How do I calculate the sum insured for a flat?

Sum insured = floor area (m²) × rebuild cost per m². In 2026, indicative rebuild costs for a flat range from PLN 4,000/m² (standard) to PLN 9,000/m² (premium). The calculator computes this automatically once you select the finish standard.

What is under-insurance?

Under-insurance occurs when the sum insured is lower than the actual value of the property. The insurer then applies the proportionality rule: payout = loss × (sum insured / property value). Example: property worth PLN 400,000 insured for PLN 200,000 — on a PLN 100,000 loss the insurer pays only PLN 50,000.

Should I insure at reinstatement value or actual (depreciated) value?

Reinstatement value = cost of repair/purchase new; actual value = value after depreciation. For property, reinstatement value is recommended — otherwise, after a loss, the payout may not cover the full repair cost.

How do I set the sum insured for a house?

The sum insured for a house should cover the rebuild cost (materials + labour), not the market value of the plot with the building. Indicative rebuild costs in 2026: PLN 4,500–11,000/m² (standard–premium). The calculator uses approximate market rates for 2026.

What is included in contents insurance?

Contents (movable belongings) include furniture, electronics (TV/appliances), clothing, jewellery and works of art. Calculate the sum insured for contents at reinstatement value (replacement cost new). Note that high-value items (laptops, e-bikes) often require separate endorsements.

Indicative result

IMPORTANT: Values are indicative estimates based on approximate 2026 construction costs. The calculator result does NOT constitute an insurance offer or binding quotation. The actual sum insured depends on individual circumstances, finish standard, location and specific insurer terms. Always consult a licensed insurance agent or insurer.
